Q: Will your company actually buy my house?

Q: Is fair value paid to homeowners?
A: Most of the homes we buy are purchased at under-market value. Our goal is to be as close as possible to what you would net if you were to sell with an agent after all the closing fees to list, rather with us we cover all fees. This is done to make a profit when we resell the place to a buyer. We are seeking a reasonable discount on each property that we buy. Having said that, based on our experience, most sellers are not expecting a massive “windfall” on properties. Rather, they appreciate our ability to offer cash, as well as our capacity to close fast (meaning there is no need to wait for financing). Homeowners don’t need to waste effort, time, or money to repair their homes or pay commissions to agents. Q: How is our company able to determine prices for the offers we make?
A: We are a completely transparent company, and our process is quite straightforward. We will evaluate a property’s location, determine what repairs will be necessary, assess its existing condition, and compare its value of it to other homes that were recently sold in your area.
Q: What commissions or fees will I need to pay?
A: That’s what truly separates our services from conventional home selling methods – there aren’t any commissions or fees involved with selling your home to us. We pay all title fees, surveys, recording fees, owner’s title policy, and any other fees that might arise. The offer price is the amount you will keep minus your mortgage balance.
Q: What separates our company from realtors?
A: Realtors list properties in the hopes that an interested party will purchase one of them. The agent and yourself will go through the listing process, clean up, marketing, listing, showings, negotiations, inspections, repairs, appraisals, title searches, and any other issues you may run into. However when we purchase your home we agree on a price, wait for the title to be ready and close cash, you typically get your money within 7 days. With a listing, it can take anywhere between 3-10 months.
Q: When submitting my information, will I be under any obligations?
A: There won’t be any obligations on your end. After you give us some information about the property, we will evaluate the place. We will speak with you further to learn more about the house, then make you a fair offer in cash. The choice is yours as to whether you accept the offer or not. You won’t be harassed or hassled – the only thing you need to do is make a decision that is best for you.
